Abstract: Purpose: To investigate the role of Facility Management (FM) in developing a client’s Building Information Management (BIM) strategy and Employer’s Information Requirements (EIR) to ensure client/user information requirements are fully captured in the BIM process. Design methodology and approach: BIM/FM related scientific literature and industry standards and guidelines were reviewed to establish key documents and terminology FMs should be familiar with prior to engaging in a BIM project. A questionnaire was then used to assess FMs level of understanding of the documents and terminology and a FM-BIM Strategy Model which makes reference to key standards and guidelines was developed as a concept to help facility managers (FMs) better understand and engage in the BIM process. Originality: A significant research gap was identified regarding FMs role in developing a BIM strategy and EIR at the start of the BIM process to align with the client’s Asset Management (AM) strategy. The FM-BIM Strategy Model outlines a process for co-creation with clients and other whole life stakeholders to prepare a BIM strategy and EIR based on a solid understanding of BIM standards, guidelines and tools. Findings: Most FMs have heard about the BIM process but few have a deep understanding or any practical experience. In order to deliver best value for clients guidance is required which is aimed at focusing specifically on what the FMs need to know to develop a client BIM strategy and EIR documents that can be used by all stakeholders in the creation of assets, buildings and infrastructure projects. The FM-BIM Strategy Model provides a useful reference which can be used for this purpose to help ensure the right information is received in the operation phase.
